Roof cleaning guides: costs, timing, methods and materials

Roof cleaning is one of those jobs where the advice online is either a sales pitch or a scare story. These guides are neither — they explain what drives the cost, what the different methods actually do to a tile, and when the honest answer is that the job can wait.

Start with the cost and timing guides if you are deciding whether to book anything at all, or jump to the covering-specific pages if you already know what your roof is made of.

The short version, if you read nothing else

  • High-pressure washing strips the surface off concrete tiles. It looks impressive on the day and costs you years of tile life.
  • Moss has to be lifted by hand. No spray removes an established cushion on its own.
  • Biocide is what slows the regrowth — cleaning without treating just resets the clock.
  • Gutters and the roof above them are one job, not two separate problems.
  • If a roof is only lightly greened, the honest answer is often to wait a season.

Questions we get asked

Do these guides apply outside your area?

The technical parts do — moss, algae and lichen behave the same anywhere in the UK. The scheduling and access notes are written around Bedfordshire and the counties around it.

Why is there no price list?

Because roof area, pitch, covering, access and condition change the figure far more than any headline rate would suggest. The cost guide explains each of those factors instead.

Which guide should I read first?

If you are deciding whether the job is needed at all, read the signs and timing guides. If you have already decided, read the quote and questions guides before you book anyone.

Can I ask a question that is not covered here?

Yes. Send a photo from the driveway with your question and we will answer it directly, whether or not it turns into a job.

How to use these guides

Diagnose first, then choose the method that suits the covering, then decide on timing. The guides are ordered to follow that sequence.
