Chimney repointing and ridge tile repair, explained
Short answer: mortar is the weak point on most roofs. Chimney stacks and ridge lines are bedded and pointed in mortar, mortar weathers, and once it fails, water gets in and tiles start moving. Both are jobs our own team carries out, alongside our core cleaning work.
This page explains what each repair actually involves, what you can see from the ground, and how urgent each one tends to be.
The four jobs people usually mean
- Chimney pot replacement: a cracked, loose or missing pot taken out and a new one bedded in properly.
- Chimney capping: an unused flue capped so rain stops running down inside the stack, usually with ventilation left in.
- Chimney repointing: failed mortar joints raked out and repointed so the stack sheds water again instead of soaking it up.
- Ridge tile repair and re-bedding: loose or rocking ridge tiles lifted, the old mortar removed, and the tiles re-bedded and pointed along the ridge line.
What you can see from the ground
Look at the stack with binoculars on a bright day. Crumbling or missing mortar between the bricks, a pot sitting at an angle, dark staining running down one face, or vegetation growing out of the joints all point to pointing that has given up.
On the ridge, look along the line rather than at individual tiles. A dip, a gap, or a tile sitting proud of its neighbours means the bedding mortar has failed. Fragments of mortar in the gutter or on the drive are the other common giveaway, and they often appear after a windy spell.

How do I know if my ridge needs re-bedding rather than repointing?
If the tiles themselves move when handled, the bedding underneath has failed and re-bedding is the honest answer. If they are solid and only the pointing has cracked, repointing is usually enough.

Is failed pointing urgent?
It is rarely an emergency, but it does not improve on its own and water ingress gets more expensive the longer it runs. Loose ridge tiles at height are treated as more urgent because of the falling risk.
