What changes the price of roof moss removal
Moss removal is priced on how much material has to come off and how safely it can be reached, not on the size of the house alone. Two identical semis on the same street can be quoted differently because one has three years of growth and the other has ten.
Rather than publish a flat figure that would mislead half the people reading it, this page sets out exactly which conditions push a moss removal quote up and which ones bring it down, so you can look at your own roof and know roughly where you sit before anyone visits.
The five things that move the price most
- Depth of growth. A light green film brushes away quickly. Cushions of moss two or three centimetres thick have to be lifted course by course and bagged.
- Pitch and slipperiness. A steep, wet, moss-covered slope is slower to work because footing and load spreading take priority over speed.
- Number of edges. Hips, valleys, dormers and abutments are all worked separately by hand, so a complex roof outline costs more than a plain gable of the same area.
- Waste volume. Heavy moss produces surprising amounts of material that has to be collected off the ground, bagged and taken away rather than left in your borders.
- Gutter condition. If the moss has already filled the gutters, clearing and flushing them is part of finishing the job properly.
Why heavier growth is not simply proportionally dearer
Once moss is thick enough to hold water, it grips the tile surface and lifts with the top layer of weathered material if you rush it. That means the heaviest roofs need the slowest hands, so labour does not rise in a straight line with the amount of moss present.
There is a second effect too. Deep growth hides defects, so a heavily mossed roof usually reveals slipped tiles, failed pointing or cracked cement fillets underneath. We photograph anything we find and tell you about it before we finish, and where that work is chimney pot, repointing or ridge re-bedding it is carried out by our own team rather than passed on.
What brings a moss removal quote down
Clear driveway or side access saves setting up equipment twice. Booking gutter clearing at the same visit avoids a second trip. Having the work done before growth gets a hold, rather than after a decade of neglect, is the single biggest saving available to any homeowner.
Combining neighbouring properties helps as well. Where two adjoining houses book together, the access setup and the clear-down are shared, and that shows in both quotes.

Is moss removal charged by the square metre?
Not usually. Area matters, but depth of growth and safe access change the time on site far more, so we price the job in front of us rather than by a rate card.
Do you charge extra to take the moss away?
Waste removal is included in the quote you are given. We sheet the ground, collect what comes down and bag it, so nothing is left in your borders or on the drive.
Will clearing the gutters at the same time cost much more?
It costs less than booking it separately, because the access setup and clear-down are already done. Ask for it to be included when you request the quote.
Why is my neighbour's quote different for the same house type?
Almost always growth depth, roof aspect or access. A shaded north-facing rear slope with ten years of moss is a different job from a south-facing front slope cleaned five years ago.
