Hand cleaning or chemical treatment alone: which suits your roof
There are two credible ways to deal with roof growth without a pressure washer, and companies tend to argue for whichever one they sell. We do both, so this comparison has no thumb on the scale.
The short version is that treatment alone is cheaper and gentler but slower to look right, and hand clearing plus treatment is dearer but deals with the material that is already filling your gutters.

When treatment alone is the right call
Light algae staining, thin green film, or a roof that was properly cleaned a few years ago and just needs holding. Also delicate coverings where minimising foot traffic and handling matters more than instant appearance.
It is a genuinely good option and we would rather sell you the smaller job than talk you into the bigger one. If your roof is in that category we will say so at quote stage.
When clearing by hand earns its money
Thick moss cushions, blocked or filling gutters, valleys packed with debris, or a sale or letting coming up where appearance matters now rather than in six months.
It is also the right answer when you need to know the condition of the roof, because you cannot inspect what you cannot see. That is when slipped tiles, cracked fillets and failed pointing come to light.

What neither of them is
Neither is pressure washing. High pressure strips the weathered face of tiles, forces water under laps and shortens the life of the covering, which is why we do not use it as a roof cleaning method.
Neither is a coating either. Sealants and coatings are sold hard in this trade, and we take a deliberately sceptical view of them on domestic pitched roofs.

Questions we get asked
Which lasts longer?
Both rely on the same biocide chemistry to slow regrowth. Clearing first means less dead material to wash away, so the roof looks better for the whole of that period rather than the second half of it.
Can I start with treatment and clean later?
You can, and on a lightly affected roof that is a sensible sequence. On heavy growth it delays dealing with the gutters, which is usually the urgent part.
Do you push people towards the more expensive option?
No. We quote for what the roof needs, and we tell customers when a clean is not worth doing at all.
Is either method safe for older tiles?
Treatment involves the least handling, which is why it often suits fragile roofs. Where clearing is needed on old tile we spread load carefully and work slowly by hand.
