What chimney and ridge repairs cost, and what drives it
Chimney and ridge work is one of the few areas where the materials are a small part of the bill. Sand, cement, a pot and a few ridge tiles are inexpensive. Getting a person safely to the top of a stack and keeping them there long enough to do the job properly is what you are paying for.
We carry this work out with our own team rather than passing it to someone else, so the same people who spot the defect during a roof clean are the ones who put it right.
Access is the biggest single cost
A ridge at eaves-plus-two-metres on a bungalow is a very different proposition from a stack on the ridge line of a three-storey Victorian house. Height, pitch, the condition of the covering underfoot and whether there is standing room around the stack all decide the access method, and the access method decides most of the price.
Where a job can be done safely from our own equipment, it stays comparatively affordable. Where the only safe answer is a scaffold or a tower, that has to be in the quote, and we would rather include it than cut corners at roof level.
What changes the labour
- Repointing: how much of the existing mortar has failed, and whether the joints have to be raked out deeply or just topped.
- Pot replacement: pot size and weight, whether the flaunching has to be rebuilt around it, and how the old pot comes down safely.
- Ridge re-bedding: number of ridge tiles, whether they can be reused, and whether the existing bedding is sound enough to work off.
- Flashing and fillets: cement fillets that have cracked away often need replacing rather than patching, which is more work than it sounds.
- Weather. Mortar work has a season, and rushing it in the wrong conditions costs you a repeat visit.
Why it is often cheapest alongside a clean
Defects at the stack and ridge are usually found during a roof clean, because that is when someone is up there looking closely. If the repair is agreed while the access is already in place, you are not paying twice to get to the same spot.
That is also why we photograph what we find and show you rather than describing it. You should be able to see the cracked flaunching or the loose ridge tile for yourself before you decide to spend anything.

Questions we get asked
Why does a small repair sometimes cost more than expected?
Because the cost sits in safe access, not materials. Reaching a stack on a steep three-storey roof takes the same setup whether you replace one ridge tile or ten.
Do you subcontract chimney work?
No. Chimney pot replacement and capping, repointing and ridge re-bedding are carried out by our own team.
Can repairs be done in winter?
Cleaning can, mortar work is weather dependent. We would rather book it into the right conditions than lay mortar that fails in the first frost.
Will you tell me if I need a roofer instead?
Yes. If the honest answer is structural roofing work rather than repair or cleaning, we say so instead of selling you a job that will not fix it.
