When we would tell you not to bother cleaning your roof
Short answer: if the roof is near the end of its life, if the covering is too fragile to work, or if you are moving in a fortnight and nobody will see it, cleaning is the wrong spend. We would rather say so than take the booking.
Here are the situations where we genuinely advise against it, and what usually makes more sense instead.
Cases where we say no or not yet
- The covering is failing: widespread cracked, delaminating or spalling tiles means money is better put towards replacement than a clean.
- There is an active leak: fix the water ingress first. Cleaning around a leak solves nothing.
- The roof is genuinely too fragile: some very old or asbestos-containing coverings should not be worked at all, and we will tell you so.
- It was cleaned recently: light regrowth on a roof treated a year ago rarely justifies another full clean.
- Structural movement is visible: a dipping ridge or sagging pitch needs a structural opinion before any cosmetic work.
Cases where it usually is worth it
A sound roof with heavy moss is the classic worthwhile job, because the moss is holding water and filling the gutters and the tiles underneath are fine. Pre-sale cleaning is worthwhile for a different reason: it changes the first impression of the whole property in photographs, which is often the cheapest presentation money you can spend.
Shaded and north-facing roofs are worthwhile on a maintenance cycle rather than a one-off, because they regrow faster and catching it early keeps every future visit shorter.

Will cleaning make an old roof last longer?
Removing moss and keeping water moving helps a sound roof. It will not extend the life of a covering that is already breaking down, and we will tell you which one you have.
Should I clean before selling?
Usually yes. It changes how the property photographs and reads at first glance, which is a very cheap improvement compared with most presentation work.
Can you clean an asbestos cement roof?
These need careful assessment and specialist handling, and in many cases the right answer is not to disturb it. We will be straight with you about what we can and cannot take on.
Do you ever recommend doing nothing?
Regularly. If a roof can wait a season or two, saying so is better for both of us.
Summary
