Checking a finished roof clean, from the ground
You have paid for work you cannot easily inspect, on a part of the house you cannot safely reach. That is an uncomfortable position, and it is why some contractors get away with a rushed job.
This guide is a practical checklist for the day the work finishes, plus the things to watch over the following months, so you can tell a proper job from a quick one.
Before they leave: the walk round
- Walk the full perimeter of the house, not just the front. The rear and side slopes are where corners get cut.
- Look along the gutter line. It should be visibly clear and sitting level, with no moss on the outer face.
- Check the valleys, the area behind the chimney stack and the junctions with any extension. These are the spots most often skipped.
- Look at the ground: borders, paths, the drive and the lawn should be clear of debris, not raked over.
- Check any conservatory, porch, greenhouse or garden furniture that was below the work area for debris or splashing.
Questions worth asking on the day
Ask what they found. A team that has been close to the covering for a day should be able to tell you about slipped or cracked tiles, the state of the ridge and verge mortar, whether the valleys were packed and how the gutters looked before clearing.
Ask for photographs. Anyone working on a roof can take pictures of it, and a contractor who has done the work properly will be pleased to show you the before and after.
Ask whether the downpipes were flushed and confirmed running, not just the gutters emptied. It is the single most commonly skipped step.

What is normal and not a fault
The roof will not look brand new. Hand cleaning removes growth, not decades of natural weathering, and colour variation between slopes and between tiles is expected on any roof that has been up for thirty years.
After a treatment, the appearance keeps improving for six to twelve weeks as dead growth breaks down and washes off. A roof that looks only partly transformed the day after treatment is behaving exactly as it should.
Some staining is permanent. Rust marks from old fixings, lichen etching on soft tiles and cement smears from previous repairs will not come off with cleaning, and a good contractor will have warned you before starting.
Warning signs of a rushed job
- Moss still visible along the bottom courses, in the valleys or behind the chimney when viewed from the garden.
- Debris left in borders, on flat roof areas or in the gutter run itself.
- Fragments of tile or broken pieces of ridge mortar on the ground, with no mention of it.
- Gutters emptied but water still overflowing at the next heavy shower, which means the downpipes were never cleared.
- A finished job that took a couple of hours on a heavily mossed roof. That is a pressure wash or a spray-and-go, not a hand clean.

Watch it over the next few months
The best test is the next heavy rainfall. Go out during it and watch every gutter and downpipe. Overflowing at a joint, water sheeting down a wall or a downpipe that is not discharging tells you the drainage was not finished.
Over three to six months, the roof should keep improving in appearance rather than going back. Visible green returning inside a year almost always means no biocide was applied.
If something is not right
Raise it promptly and in writing, with photographs from ground level. A reputable contractor will come back and put it right, and most issues are genuine oversights on a difficult elevation rather than deliberate.
If they will not, that is what the guarantee documentation and the insurance evidence you asked for at quote stage are for. It is a good argument for choosing a local, established company you can actually get hold of afterwards.
