A single-storey bungalow with clear access sits at the bottom of the range, a three-storey house with dormers, valleys and a tight side passage sits at the top, and everything else lands somewhere in between.

How different roof shapes compare
- Bungalow: least roof area, lowest working height, usually the quickest job on the list. Access is normally straightforward from ladders.
- Semi-detached or terraced house: one or two pitches, moderate height, but neighbouring property and shared boundaries can restrict where equipment goes.
- Detached two-storey house: more area and more edges. Hips, dormers and porches all add time because each one is worked separately.
- Three-storey or town house: height drives the price here more than area. Slower, more careful working and heavier access equipment.
- Barn conversions and long single-storey ranges: large area at low height, so cost tracks square metres rather than access.
- Conservatory and outbuilding roofs: small, but fragile, so they are priced on care rather than size.
Where tile type changes the figure
Concrete interlocking tiles are the most forgiving surface we work on and usually the quickest to clear by hand. Clay pantiles, natural slate and older handmade tiles all need slower work because they are more brittle and less tolerant of being walked on, which lifts the labour element of a quote even when the roof area is identical.
Fragile coverings also change the method. Where we would normally clear moss by hand and then softwash, a delicate or historic roof may need more treatment-led work and less physical clearing, which changes both the timescale and how many visits the job takes.

Is a bungalow roof clean much cheaper than a house?
Usually yes, because there is less area and the working height is lower, which makes access quicker and safer. A large sprawling bungalow can still cost more than a small terraced house.
Do you charge per square metre?
Not on its own. Area is one input, but pitch, access, tile type and how much growth is present all change the time on site, so we price the job rather than the square metres.
Does a second visit cost the same as the first?
