Gutter cleaning: what a proper job actually involves
Gutters are the cheapest part of a house to maintain and one of the most expensive to ignore. A blocked run costs very little to clear and a great deal to live with once the water has found its way into a wall.
This guide explains what a thorough gutter clean includes, what a rushed one leaves behind, and how to tell the difference from the ground.
What actually blocks a gutter
- Moss and granules washed down from the roof, which is by far the most common cause on Bedfordshire housing.
- Leaf litter and seed cases, particularly where sycamore, lime or conifer overhang the property.
- Silt, which forms a compacted sludge in the base of the run and holds water even when the surface looks clear.
- Nesting material at the eaves and behind fascia boards.
- Self-seeded plants, which are a clear sign the run has been holding soil and water for more than one season.
What a thorough clean includes
Every run is emptied by hand or by vacuum, not simply skimmed. The base of the gutter is cleared down to the metal or plastic so that silt does not remain to hold water.
Outlets and downpipes are cleared and then flushed with water so that flow can be confirmed rather than assumed. A gutter that has been emptied but drains into a blocked downpipe is still a blocked gutter.
Brackets, joints, unions and stop ends are checked. Sagging runs, split joints and leaking unions are photographed and reported, because they will otherwise cause staining and damp long after the debris has gone.
Debris is bagged and removed. It should never be tipped into a border, left on a flat roof or dropped down a drain.
What cheap visits miss
The two things skipped most often are the downpipes and the silt. Both are invisible from the ground, which is precisely why they are skipped, and both are the reason a gutter overflows again within weeks of being cleaned.
The third omission is reporting. If nobody tells you the rear run is sagging away from the fascia, you find out the following winter when the wall below it goes green.
What blocked gutters do to a house
Water that cannot get into the gutter runs down the wall instead. Over a season that produces the dark staining and green growth you see below overflow points; over several seasons it saturates masonry, spoils internal decoration and can rot timber fascias and roof edges.
Standing water in a gutter also puts weight on the brackets. Once a run starts to sag, it holds even more water, and the process accelerates. On older properties this is one of the most common causes of gutter runs pulling away from the fascia entirely.
There is a roof consequence too. A gutter packed level with moss keeps the bottom courses of tile permanently damp, which is exactly the condition that grows more moss.
How often clearing is needed
For most homes without heavy tree cover, once a year is sensible, ideally in late autumn after the leaves have finished falling. Properties under mature trees, or those with a heavily mossed roof that has not yet been cleaned, often need twice a year.
New builds are not exempt. Mortar dust, packaging debris and builders' waste block more first-year gutters than leaves do.
Doing it yourself, honestly
Clearing a bungalow gutter from a properly footed ladder on level ground is within reach of a careful homeowner. Clearing a two-storey rear elevation over a conservatory, on soft ground, working one-handed with a bucket, is how people end up in hospital.

Questions we get asked
Do you clear the downpipes as well?
Yes. Outlets and downpipes are cleared and flushed, and we confirm flow before leaving. A gutter is not clear if the pipe below it is not.
Will you tell me if something is broken?
Always. Sagging runs, loose brackets, split joints and leaking unions are photographed and reported, along with a straight view on how urgent they are.
Can gutters be cleaned at the same time as the roof?
That is the ideal order. Clear the roof first, then the gutters, so the material that comes down is dealt with in the same visit. Booking both together also costs less than two trips.
Do gutter guards remove the need for cleaning?
They reduce leaf ingress but they do not stop moss granules or silt, and they can make clearing harder when they do block. They are a help, not a replacement.
How much mess does it make?
Very little. The ground is sheeted, debris is bagged as it comes out, and paths and patios are cleared before we leave.
