What sets the price of render cleaning
Render cleaning is priced on treated area and access, but the detail that moves quotes most is what is actually on the wall. Light algae on a bungalow elevation and heavy black streaking across three storeys are not the same job even if the square metres are similar.
This guide sets out what goes into a render cleaning price so you can read a quote properly rather than comparing bottom lines.
The main cost drivers
- Treated area across all elevations being done, measured on the wall rather than the floor plan.
- Height and access, which decide whether the work runs from ladders, from our own access equipment or from a longer reach setup.
- Type and depth of soiling. Green algae lifts easily; established black streaking and lichen spotting need stronger solution and often a second pass.
- Render system and condition. Delicate thin-coat and silicone systems are worked more slowly and with more masking than painted sand and cement.
- Protection requirements, particularly where there is dense planting, decking, a pond or extensive glazing below the wall.
Why one elevation is cheaper than four
Setup is a fixed cost. Getting equipment on site, protecting the ground, mixing solution and clearing down happens once whether we treat one wall or the whole house, so the per-elevation price falls as more of the property is included.
That is why a shaded north gable on its own often looks expensive per square metre, and why homeowners frequently add the rest of the property once they see the difference between the treated and untreated walls.
What should be in the quote
- Full protection of planting, paths, glazing and any garden structures below the work area.
- Application of a biocidal treatment at low pressure, with a second pass on heavier areas where needed.
- Gentle rinsing where the surface and finish allow it.
- Clear-down of paths, patios and the drive before we leave.
- A written note of any defects found, such as cracked render, failed beads or a water path causing the staining.
Combining work saves money
Render cleaning shares almost all of its setup with roof cleaning, gutter clearing and fascia and soffit cleaning. Booking two or more together means one access setup, one protection exercise and one clear-down instead of two or three.
It also produces a better-looking result. A freshly cleaned wall under a green roof, or beneath gutters still stained and overflowing, only draws attention to what has been left.
Comparing quotes fairly
Check the method first. If a quote mentions pressure washing or jet washing on render, the price is lower because the method is faster, and the risk to your finish is real. Then check whether protection, rinsing and clear-down are included, and whether the company is insured for working at height.
Finally, check what happens if it does not come up as expected. We will tell you before booking where staining is likely to be permanent, because a realistic expectation is worth more than an optimistic quote.
How we price it
Quotes are free and carry no obligation. Photographs of each elevation you want treated, taken in daylight from a few metres back, are usually enough for a firm figure, and where the property is large or the access is awkward we visit.
The price covers our own uniformed team, our own equipment, protection, treatment, rinsing where appropriate and clear-down. If we think cleaning will not achieve what you are hoping for, we will say so before you commit.

Questions we get asked
Is render cleaning priced per square metre?
Area is the starting point, but access, soiling type and the render system change the time on site enough that we price the property rather than quoting a flat rate.
Is it cheaper to do the walls at the same time as the roof?
Yes, noticeably. The access setup, ground protection and clear-down are shared between the two, so both come in lower than they would separately.
Will a cheaper pressure-wash quote do the same job?
It will look clean faster and risks thinning or opening the render surface, which leads to patchy appearance and faster regrowth. We do not use pressure on render.
Do you charge more for three-storey properties?
Height affects the access setup rather than the chemistry, so yes, taller elevations generally cost more to treat safely.
