Hand roof cleaning vs pressure washing

Last updated: 27 October 2026

For most tiled roofs, hand cleaning followed by a low-pressure biocide is the gentler choice. Pressure washing can strip the surface of a tile, force water under laps and leave spores behind, so growth can return. Hand cleaning lifts moss without blasting the tile, and the biocide deals with what is left. We clean roofs by hand and never pressure wash them.

This guide is written for homeowners in Ampthill, Bedford, Flitwick, Luton, Milton Keynes and Leighton Buzzard who are comparing quotes and want to understand the difference between the two methods.

How the two methods differ

Pressure washing uses a high-pressure jet of water to blast moss and dirt off the roof. It is quick and it can make a roof look clean on the day, but the force involved is aimed directly at the tile surface. Concrete and clay tiles have a weathered face, and repeated blasting can wear that face away, leaving a rougher, more porous surface that holds water.

Hand cleaning removes moss with scrapers and brushes, working with the tile rather than against it. The bulk growth is lifted, bagged and taken away. A biocide is then applied at low pressure to kill the spores and root threads that remain in the tile, which is the part neither scraping nor blasting can reach on its own.

Our process

  • Hand scrape: moss is lifted from the tiles by hand, bagged and removed from site.
  • Gutter clear: debris that falls during cleaning is cleared out of the gutters.
  • Softwash: a low-pressure wash lifts remaining organic staining from the tiles.
  • Biocide: the roof is treated to kill spores and slow regrowth. Full roof cleans come with a written 24-month biocide guarantee.

Which roofs suit hand cleaning?

Hand cleaning suits the concrete, clay and slate roofs found across Bedfordshire. Older or brittle tiles, and roofs in conservation areas, are especially worth treating gently. Where growth is only a thin film of algae or scattered lichen, a biocide treatment on its own may be enough, and we will say so when we quote.

Every roof is different. Shade, overhanging trees, the roof's aspect and how clear the gutters stay all affect how quickly growth returns, whichever method is used. We can look at photographs or visit for a free quote and tell you what we would recommend for your roof.

Questions we get asked

Is it safe to pressure wash a roof?

We do not recommend it for most tiled roofs. High pressure can wear the tile surface, dislodge tiles or force water under laps. We clean roofs by hand and never pressure wash them.

Why is hand roof cleaning slower than pressure washing?

Moss is lifted by hand rather than blasted off, which takes longer. The aim is to remove the growth without damaging the tile surface.

Does pressure washing remove moss spores?

Not reliably. Blasting removes visible growth but spores and root threads can stay in the tile. A biocide is what kills them, which is why we finish with one.

What happens after a hand clean?

We clear the gutters, softwash any remaining staining and apply a biocide at low pressure. Treated staining fades over the following weeks as it weathers off.

Is there a guarantee with hand roof cleaning?

Full roof cleans come with a written 24-month biocide guarantee. We will confirm in writing what applies to the work quoted.

Do you cover my area?

We work across Bedfordshire, including Ampthill, Bedford, Flitwick, Luton, Milton Keynes and Leighton Buzzard. Quotes are free and without obligation.

In short

Pressure washing blasts the tile and can leave spores behind. Hand cleaning lifts moss gently, and a low-pressure biocide deals with what remains. Full roof cleans carry a written 24-month biocide guarantee.
