Scheduled roof and gutter maintenance for managing agents

Managing agents and block managers need three things from an external maintenance contractor: predictable scheduling, evidence of what was done, and no surprises for residents on the day.

Roof and gutter work is straightforward to plan across a managed portfolio, because it is external, weather-dependent rather than access-dependent, and naturally seasonal.

How we work with managed portfolios

  • Annual or seasonal scheduling agreed in advance rather than reactively.
  • Photographic records of gutter condition and any defects found on each visit.
  • Consecutive visits across properties in the same town to keep mobilisation costs down.
  • Advance notice to residents so nobody is surprised by ladders on the day.

Blocks and communal roofs

Communal roofs and long shared gutter runs are the ones most likely to be neglected, because no single leaseholder owns the problem. They are also the ones where a blocked outlet affects several flats at once.

For blocks we clear the full run, flow-test every outlet, and report per elevation so the record is useful when a resident reports staining months later.

Seasonal timing

Late autumn, after leaf fall, is the highest-value time to clear gutters on tree-lined sites. Roof cleaning and treatment sit better in spring and summer, when biocide works fastest and roofs are safest to walk.

Questions we get asked

Can you work to an agreed annual schedule?

Yes. Scheduled seasonal visits are the most cost-effective way to run external maintenance across a managed portfolio.

Do you report per property or per visit?

Per property, with photographs. That way the record is still useful when a resident reports a problem months later.

How much notice do residents get?

We agree notice arrangements with you before the visit, so residents know when ladders and vans will be on site.

Can you cover multiple towns in one programme?

Yes. We cover Bedfordshire, Buckinghamshire, Hertfordshire, Cambridgeshire, Northamptonshire and Oxfordshire, and we group visits geographically.

The essentials

Agreed schedules, photographic records per property, grouped geographic visits and seasonal timing that puts gutters after leaf fall and roof treatment in the warmer months.
