For absent owners

Holiday lets and second homes: exterior maintenance without being there

If you do not live at the property, the exterior is the part that quietly deteriorates without anyone noticing. Gutters fill, moss thickens, fascias green over, and the first you hear about it is a guest review or a damp patch.

External roof and gutter work suits absent owners particularly well: no internal access is required, so it can happen between bookings without anyone attending.

Built around not being there

  • No internal access needed at any point.
  • Work scheduled into changeover gaps rather than around occupancy.
  • Photographs on completion so you can see the result without visiting.
  • Anything found — a slipped tile, a failed bracket — reported with images rather than left.

Why appearance matters more on a let

Guests photograph the outside of a property before they book it and again when they arrive. A green roof and streaked fascias affect how a listing reads in a way that nothing inside can compensate for.

There is a practical angle too: overflowing gutters over an entrance or patio create the wet, slippery surfaces that generate complaints.

Best time to book

Quiet season, before the bookings restart. Roof treatment keeps working for weeks after the visit, so cleaning ahead of the busy period gives the best appearance during it.

Questions we get asked

Do you need anyone to be at the property?

No. All the work is external, so nobody needs to attend as long as we have access to the outside of the building.

Can you fit the work into a changeover gap?

Usually yes, weather allowing. Tell us the gaps when you enquire and we will aim for one.

Will I get proof the work was done?

Yes — photographs on completion, plus images of anything we found that needs attention.

How often should a let property be done?

Gutters annually as a minimum. Roof treatment depends on shade and aspect, so we will give you a realistic interval after seeing it.

The gist

External-only work, scheduled into changeovers, photographed on completion. For a let property, exterior condition is part of the product.
