Roof and gutter maintenance for landlords and portfolio owners
For a landlord, roof and gutter work is not a cosmetic decision. Overflowing gutters cause damp complaints, damp complaints become disrepair claims, and a blocked downpipe discovered in February costs far more than the clear-out that would have prevented it.
We work with landlords across the towns we cover, and the practical difference is scheduling and reporting: you need to know what was found, with photographs, without having to be there.
What a landlord visit includes
- Gutter runs cleared by hand and downpipes flow-tested, not just visually inspected.
- Photographs of anything found — sagging brackets, split joints, slipped tiles, failed pointing.
- A written note of what we did and what we would keep an eye on.
- Debris bagged and removed, so no tenant is left with a pile of moss in the garden.
Scheduling around tenants
External work does not need internal access, which makes it one of the easiest jobs to arrange in an occupied property. We work from the outside, we let the tenant know we will be there, and we keep drives and paths clear as we go.
Where you have several properties in the same town — a common pattern in Luton, Bedford and Stevenage — running them consecutively cuts the mobilisation cost significantly.
The preventative case
An annual gutter clear is the cheapest preventative maintenance available on a let property. It removes the single most common cause of external damp staining, and it gives you documented evidence that the building envelope is being maintained.

Questions we get asked
Do you provide photographs of what you find?
Yes. Photographed findings are standard on landlord work, because you need to be able to see the condition without attending.
Can you work while the property is occupied?
Yes. External roof and gutter work needs no internal access, so tenants are only inconvenienced by us being outside for the day.
Do you handle multiple properties in one booking?
We do, and it is the most cost-effective way to run it. Properties in the same town booked consecutively cut down set-up and travel.
How often should a let property's gutters be cleared?
Annually as a baseline, and more often where there are mature trees close by. It is the single most effective way to head off damp complaints.
Key points
External-only work, photographed findings, tenant-friendly scheduling and consecutive visits across a portfolio. The preventative case for annual gutter clearing on let property is straightforward.
