Cleaning the roof before your house goes on the market

The roof is in every single marketing photograph of your house, and it is the first thing a surveyor looks at. A heavily mossed roof invites a comment in the report, and comments in reports invite renegotiation.

It is one of the few pieces of external work that changes how a property is perceived within a day, at a fraction of the cost of anything structural.

What it changes

  • Marketing photographs: the roof is a third of the frontage in most estate agent shots.
  • Viewings: a green roof and streaked fascias read as 'not maintained' before anyone gets through the door.
  • Survey commentary: heavy moss and blocked gutters are routinely noted, and buyers price those notes in.
  • Damp evidence: clearing overflowing gutters removes a visible cause of staining on the elevation.

What it does not change

Cleaning is not a repair. If tiles are slipped, ridge mortar has failed or there is nail fatigue in a slate roof, a clean will make those things more visible rather than less. That is not a bad outcome — it is better to know before a survey does — but nobody should expect cleaning to conceal a defect.

We photograph and report anything we find, and where a roofer is what you actually need, we say so.

Timing before listing

The practical sequence is: clean, then photograph, then list. Biocide treatment continues working after the visit, so a roof cleaned a few weeks before the photographs are taken will usually look better than one cleaned the day before.

Questions we get asked

How far before listing should the roof be cleaned?

A few weeks is ideal. Biocide continues working after we leave, so the roof carries on lightening between the visit and the photographs.

Will cleaning hide problems from a surveyor?

No, and it should not. Cleaning tends to reveal slipped tiles and failed pointing rather than hide them. We photograph and report what we find.

Is it worth doing the gutters and fascias too?

For a sale, yes. Streaked fascias and overflowing gutters read as neglect in photographs even more clearly than a green roof does.

Can you work to an estate agent's photography date?

We schedule around fixed dates regularly. Tell us the photography date when you enquire and we will work back from it.
