Garage, porch and outbuilding roofs: the ones everyone forgets

Detached garages, porches, car ports and workshops almost never get cleaned until the main house roof is being done. By that point they are usually in worse condition than the house, because they get less attention and often have shallower pitches.

They are also frequently built from coverings that need particular care: fibre cement sheet, felt, corrugated panels and older concrete tiles that have been left to weather for decades.

Coverings and how we treat them

Fibre cement sheet: soft-brushed and treated only. Never abraded, and never disturbed if the age suggests it should be surveyed first.
Felt and mineral felt: growth lifted by hand with no scraping that could tear the surface.
Corrugated panels: cleaned along the flutes where debris packs down and blocks run-off.
Concrete tiles on old garages: often the most heavily grown-over covering on the plot.

Why they are worth doing together

Mobilisation is a real cost on any job. Once we are set up on a plot with the ground sheeted and access in place, adding a garage or porch roof takes a fraction of the time it would take as a separate visit.

There is also a practical reason: a heavily mossed garage roof next to a freshly cleaned house roof reseeds it. Doing the whole plot at once gives a longer result than doing the house alone.

One important caution

Older fibre cement sheeting on garages and outbuildings can contain asbestos. We do not disturb, cut, drill or scrape any sheet we suspect is asbestos cement — where the age or profile suggests it, we stop and tell you to get it surveyed before anything else happens.

Questions we get asked

Will you clean an old fibre cement garage roof?

Only where it is safe and appropriate to do so, and never by abrading it. If the age or profile suggests asbestos cement, we stop and advise a survey rather than disturbing it.

Is it cheaper to add the garage to a house clean?

Considerably. Most of the cost of any visit is getting set up, so adding outbuildings while we are already on site is far more efficient than a separate trip.

Can you clean a felt roof?

Yes, by hand and with care. Felt tears easily, so growth is lifted rather than scraped.

Does moss on a garage roof matter?

On a shallow pitch it does. Moss holds water on the covering and blocks run-off, and on flat and low-pitch roofs standing water is what causes failures.
